Why You Should Buy a Condo in 2021

Condos are a great option for first-time home-buyers, especially those looking to get a taste of city life. The prices can be lower than single-family homes, and with a crazy market in 2021, condos can compete in price with homes in and out of the city. Condos are convenient for those wanting to learn how to care for and own a home or for those who would like more amenities than maintenance.

Owning a home is one of the best ways to build familial wealth, and owning a condo at Continuum South Beach is no different. Each year, condos are growing in value and will likely sell for more than you purchased when you are ready to sell. Paying on a mortgage assists in building equity, something renting alone cannot do. Each mortgage payment reduces your debt and builds up your credit.

Condos are easy to manage, making them ideal for smaller families who do not need a lot of space. They do not require nearly the same amount of upkeep as homes – no yard or garage maintenance, no building repairs. In condos, HOAs take care of the upkeep, which is why you will pay a monthly HOA fee, but it is one less thing you will have on your plate.

Continuum condos for sale also offer many state-of-the-art amenities, like a four-story health club and spa, two heated lagoon pools, three tennis courts, 24-hour security, and an outdoor restaurant. With a stand-alone home, you would have to purchase all these separately, but with a condo, they are all in one convenient location, so you will save money and time.

Owning a condo is a great option. Weigh out your own list of pros and cons, and know that an amazing staff of helpful, qualified individuals are ready to help you purchase your first home at Continuum South Beach whenever you are ready!

5 Tips For Purchasing Your First Condo

Buying a condo is a much different process than purchasing a single-family home. Before purchasing, many factors can sway your decision, such as location, amenities, and access to breathtaking views from our Continuum condos for sale that you can’t find in Miami Beach homes.

First, you’ll need to determine if condo life is the best fit for you. Many people love living in condos for access to amenities. For example, Continuum South Beach has access to two large pools, an outdoor restaurant, a state-of-the-art gym, and 24/7 security. Condos are also likely to be remodeled, whereas many houses will require remodels and DIY renovations. If you aren’t interested in a renovation, a condo would be a great fit. In a condo, you also won’t have to worry about lawn care or exterior maintenance.

If you decide that condo life is right for you, start looking into financing. Again, this process is not the same as it is for a single-family home. It’s best to get pre-approved before looking to purchase to avoid a hassle in the future. Plan for a lengthy process as many lenders don’t cover condo purchases. Most people opt to purchase with cash or use a private mortgage.

Another factor to consider, and possibly the most important one, is to assess your future plans. Condo values don’t appreciate nearly as much as a single-family home, which is important if you are looking to stay long-term. Of course, no one can accurately predict market values in the coming years, but having a general idea of your future plans can help you keep maximum value in your condo.

Miami Barbecue Spot Brings New Flavors

Barbeque isn’t just for the south – South Florida has its unique flair for the beloved food genre. For one Miami restaurant, that means new and exciting flavors.

Jeff Budnechky, owner of Apocalypse Barbecue, has gained a name for himself through barbecue that perfectly captures the essence of Miami. Cooking at pop-ups around the city and being invited to be a chef at the South Beach Wine & Food Festival, Apocalypse Barbecue now resides at the Boxelder Craft Beer Market in Wynwood. His flavors incorporate the rich history of Miami – Cuban coffee Coladas, guava, mango, and Brazilian and Argentinian spices – are infused from beginning to end into the sauce and even the burnt ends.

Budnechky, a Miami native, found this passion during the pandemic. He had been grilling and barbecuing with his family his whole life and found his ability to turn his skills into money. Soon, his barbecuing blew up and became popular across Miami at Sunday Brewery pop-ups. Apocalypse Barbecue easily became a Miami favorite.

Other great barbecue places in Miami near Continuum South Beach include Bon Guot Barbecue, a Little Haiti favorite Bon Gout Barbecue is Southern American barbecue with a Haitian twist. Check them out at 99 NW 54th St., Little Haiti.

Another favorite – Society Barbecue, chef Richard Hales’ Texas-inspired barbecue in Midtown, a 20 minute drive from Continuum Condos for Sale. Their most popular dish? The burnt ends that come from the tip of the brisked, marinated overnight in a special sauce made by Hale himself, then smoked again. You don’t want to miss it!

Renting vs. Owning in 2021’s Market

The real estate market is hot right now – it seems that everyone is looking to buy, sell, and rent all at once, especially in Miami and throughout South Florida at Continuum South Beach. While buying has long been considered a better option because of tax benefits and the satisfaction of owning your own property, many buyers are considering renting because home costs have risen exponentially in the last year.

Renting doesn’t come without challenges. Prices of rentals are rising exponentially along with the price of homes due to the high demand. Though if you don’t plan on living in a home for an extended period and can’t make a substantial downpayment, then a rental might be best, even with a high price.

Real estate experts forecast the housing market to remain this way for at least another two years, so potential home buyers should be patient and remain put while they wait for the market to cool off. However, mortgage rates are reaching record low numbers, another factor for the hot market.

Florida has become more popular in recent years for many east and west coasters to relocate to because of the low tax rates and general affordability. As more and more people flock to Miami, potential home buyers are also opting to build farther out of the city, but not without its own issues. The price of lumber has reached a record high, making it easier to rent or to live much farther away from the city rather than building a new home.

When you see somewhere you like, act on it. Continuum Condos for sale are available – come check us out for beach life and luxury at your fingertips.

Co-Living Spaces Come to Miami

Urbin, a new Coral Gables co-living and co-working brand, acquired a 4-story office building located at 1234 Washington Ave., roughly 15 minutes away from Continuum South Beach and its next-door building and parking lot at 1260 Washington Ave. The plan is to convert the building into 60 furnished units, some for sale, starting with one-bedroom one-bathroom layouts. The interesting part? Co-living units, which are rooms with their own bathroom, will be included, with access to common areas (kitchens, living area, and dining areas.) These spaces start at $1,000 a month, and amenities for all building tenants include a cafe, gym, rooftop deck, pool, yoga lawn, and a bar. The co-living spaces will be in the building with the parking lot, located at 1260 Washington Ave.

The four-story office building, located at 1234 Washington Ave. will be made into a co-working office space. Built in the 1960s and designed by Maurice S. Weintraub, the MiMo-style building is a historical treasure to Miami. MiMo, short for Miami Modernist architecture, is a style unique to South Florida, established in the postwar era of roughly 1945 to 1979. The style is internationally recognized and prides itself on glamour, fun, and a minimalist efficiency set by the period. MiMo architecture can be seen today throughout Middle and Upper Miami Beach, along with the Biscayne Boulevard Corridor, Midtown, the Design District, and the Upper East Side.

The space is designed with entrepreneurs and business owners in mind since the two buildings are so close together. However, for now, the space is open for everyone to rent.

If co-working and co-living spaces aren’t for you, consider Continuum condos for sale.
