South Florida’s Real Estate Market Continues to Stay Hot

South Florida’s Real Estate Market Continues to Stay HotThere’s no denying that Florida has become a popular destination in recent years. According to projections from the Florida Chamber of Commerce, an estimated 26 million people will move to South Florida by 2030. The real estate market in South Florida has been driven by population growth, which has been fueled by people and businesses migrating from high-tax urban areas.

Miami’s real estate market continues to set new records as a result of pent-up demand and historically low mortgage rates, which continues to stimulate real estate transactions. It’s also because more Americans and businesses are coming to South Florida from high-tax, high-density cities, which is fueling demand for real estate in the area. Multiple Listing Service (MLS) data shows that Miami-Dade County real estate had its best-ever December sales month in 2021, closing out the historic year with a slew of year-end records, including the most annual total home sales, the highest annual dollar volume, the highest number of single-family home sales, most condo transactions and numerous other milestones.

Many people from the northeastern states have moved to Florida because of its low cost of living, pleasant climate, and less restrictive atmosphere. As a result of the remote work revolution, many telecommuters are able to work from a warm environment without having to pay state income tax in South Florida. While rising home prices may be bad news for many homeowners, it’s good news for Continuum South Beach rental property investors, helping to explain why rental growth and demand in South Florida are so high.

Formula 1 Coming to Miami in May

Formula 1 Coming to Miami in MayIn May of this year, Miami will be added to the list (which currently only has one other location in Austin, TX) of places that host the United States Grand Prix from Formula 1. This is big news for Miami and is sure to generate lots of excitement with its arrival.

The Miami Grand Prix is the first of a 10-year contract. The race will be held at the Hard Rock Stadium in Miami Gardens, north of downtown. Yep – that’s the same place the Miami Dolphins play!

Miami’s Formula 1 race will take place on May 8 – five months before Austin’s event in October.

Lewis Hamilton of Mercedes notes of the addition, “It’s such a huge country; having just one race here isn’t enough to really be able to tap into the sporting culture and really encapsulate the fans…to get them on the journey with us I think definitely we need to have at least two. Miami is going to be incredible.”

Fernando Alonso from Alpine, a Formula 1 team, based in Enstone, United Kingdom, says of Miami, ‘There was a lot of interest from the local journalists and the people…they are really willing to host the race and make that weekend very special for the whole community. I felt a very strong vibe there.”

Tickets are on sale now for the race and are anticipated to sell out.

Packing Tips for Home Offices

It’s said that the home office is one of the most complicated rooms to pack in the home. Full of important documents and high-dollar electronics, so much needs to be handled with care. Many items in the home office are quite heavy, adding an additional strain to moving (versus lightweight clothes from the bedroom or toys from the children’s room).

To package all this up successfully when moving to Continuum South Beach requires a few key points to make sure things run smoothly.

For packing supplies, you want to make sure your boxes are strong enough to handle the weight of equipment and pounds on pounds of paper documents. Consider a storage bin that can easily be picked up and loaded into a moving truck by one person for extra security and support. Use bubble wrap to wrap up electronics and protect screens during the move.

When it comes to paperwork, before you move to one of our Continuum condos for sale, sort through those stacks of papers hiding in the closet, desk drawers, or in random corners of the room. It may be a daunting task, but it will help you get rid of clutter you don’t need, saving you energy and valuable moving space. Be sure to shred the documents you are getting rid of and recycle the paper.

Finally, stay organized. This sounds like a given, but it’s easy to forget what goes where, which cords go to what electronics, and how paperwork is sorted and stored. If you don’t label things correctly, you will inevitably forget and spend hours trying to sort things out.
